Design fees are fixed and agreed in writing before we start. They are invoiced in three parts: 30 per cent on appointment, 40 per cent when the detailed design is signed off, and 30 per cent when the tender is issued. Project management fees are invoiced monthly against the build.
We take no commission from any supplier, contractor or manufacturer. Where a trade discount is available on something we specify, it is passed to you in full and shown on the invoice. We do not mark up materials and we do not sell furniture.
This costs us money and it is the only arrangement under which our advice about what to buy is worth anything.
On a small job our fee is a larger share of the total than on a big one. The survey, the drawings and the specification take much the same effort on a £20,000 room as on a £50,000 one, so the percentage looks higher at the bottom end. We would rather say that plainly than quote an average that hides it.
Travel within 25 miles of Shrewsbury is included. Beyond that it is charged at 45p a mile, and we will tell you the figure before you agree to anything.
If you want to see how these fees appear on a real job, every project on this site lists ours next to the build cost. Start with the cafe refit on a market square, which is the clearest example of the percentage arrangement, or the one bedroom flat above a shop, which sat at the bottom of the design package range.
